152B Avenue Garden Suite

Our flagship two-storey garden suite. 782 sq ft main floor with a double garage, flex room and full bathroom; 534 sq ft upper floor with vaulted master, ensuite, open-plan kitchen and living room, and a private Duradek balcony with 5'0" obscured-glass privacy wall and 42" aluminum-and-glass railing. Engineered LVL flush beams, mono trusses at 24" O.C., horizontal vinyl siding with 8" aluminum fascia. Built to NBC 2019 Alberta Edition, Section 9.36 Energy Efficiency — Zone 7A (Prescriptive Method, Vinyl Siding), with 45-min fire-rated self-closing door, two layers 5/8" Type X drywall on garage ceiling, and full soil-gas / radon mitigation detail.

Alberta Avenue Garden Suite

Our compact garden-suite model — purpose-built for standard Edmonton infill lots. 400 sq ft self-contained 1-bed suite above a 473 sq ft attached garage with a 16'0" overhead door. Screw-pile foundation (no major excavation), asphalt-shingle gable roof with non-vented soffit, R-52 cellulose roof insulation, engineered LVL beams. Full radon-gas extraction system, 1-hour fire-rated separation with two layers 5/8" Type X drywall on the garage ceiling, hardwired smoke + CO detectors. Designed and reviewed by the City of Edmonton Building Discipline to NBC 2019 Alberta Edition.

Calder Duplex + Backyard Suites

Two mirrored backyard garage homes built side-by-side on a single RS-zoned lot. Each unit offers 439 sq ft of private living above a dedicated single-car garage bay — master bedroom with ensuite, in-suite laundry, covered entrance with sensor lighting. Exterior pairs wood siding with a centre brick accent and black metal panel details under a modern flat roof. Building height 6.0 m, lot coverage 38.5 %, impermeable surface 58.78 % — fully compliant with Edmonton's RS Small Scale Residential zone and Alberta Building Code 2019, Division B, Part 9. Simpson Strong-Tie connectors throughout, SPF stud-grade framing, 2-ply 2×10 load-bearing headers. Solar-ready.
